Tie-down bolts on a Point Cook frame
Drawn on the engineering, and sometimes never fitted.
In short: The bolts holding your frame down are nominated on a drawing. Somebody has to check the drawing.
What a tie-down does
It holds the frame to the slab against wind uplift. The engineering nominates M10 or M12 bolts at specific locations.
What we have found
Bolts shown on the engineering that were not installed at the time of the frame inspection.
Why nobody catches it
Nobody on site is comparing the frame to the engineering. The carpenter builds what is in front of them, and a missing bolt looks like nothing at all.
The related findings
Beam connections not matching the detail, and bracing shown on the plans and left out.
What to do
Book the frame inspection and give us the engineering. The comparison is the whole value.
